Smart heating controls across Bexley, where the typical combi-and-single-zone semi makes this one of the quickest and cheapest upgrades available.
Bexley has the most standardised heating systems of anywhere we work, and for smart controls that is straightforwardly good news. The typical property here is an interwar semi with a combi boiler fitted in the last fifteen or twenty years and a single heating zone controlled from a thermostat in the hall. That is the exact configuration every smart thermostat on the market is designed around, which means it is usually a same-day job at the £149 starting price rather than a project.
The upgrade worth understanding here is not really the app. It is the scheduling and the room-by-room control. A 1930s semi has a predictable problem: the rooms above the living room stay warm and the rooms over the unheated garage or on the north side never quite get there. Adding smart radiator valves, from £45 per valve plus fitting, lets you run the bedrooms cooler at night and the home office warmer in the day without heating the whole house to satisfy the coldest room.
There is one group of properties where it is not simple, and it is worth checking before you order anything online. Bexley still has a meaningful number of older systems: back boilers behind fireplaces, and gravity-fed setups with a hot water cylinder and a loft tank. These have different wiring, sometimes no wiring centre at all, and hot water that is not electrically controlled in the way a smart system expects. They can usually still be done, but the job is bigger than a swap and we would rather tell you that on the phone.
Four configurations cover almost every Bexley property, and they are not equally easy.
The most common setup in the borough and the simplest possible retrofit. The new receiver replaces the existing thermostat's wiring at the boiler, the control pairs wirelessly, and you are done in about an hour. This is the configuration the £149 starting price assumes, and in Bexley it genuinely applies to most houses rather than being a headline figure nobody qualifies for.
The upgrade most Bexley customers get more from than the thermostat itself. Interwar semis heat unevenly, with rooms over a garage or on the north side always lagging. Smart radiator valves from £45 per valve plus fitting let each room hold its own temperature and schedule, so you stop heating the whole house to fix one room.
Where a property still has a hot water cylinder, a smart system can schedule the hot water as well as the heating, which a combi has no need for. That is a genuine extra saving, but it needs a compatible wiring centre and a cylinder thermostat. We check what is there before quoting rather than assuming the standard price applies.
Still present in a fair number of Bexley homes. These often predate modern wiring centres and control hot water by gravity rather than electrically, which is not what a smart system expects. It can usually still be done, but it is a larger job with more wiring. If your boiler is behind a fireplace, tell us when you call and we will give you a realistic price rather than the headline one.
