
Annual servicing, repairs and unvented cylinder inspections across Wimbledon, where a great many homes have a legal annual check that most quotes quietly leave out.
There is something specific about servicing in Wimbledon that is worth knowing before you book anyone. A large proportion of the housing here runs a system boiler with an unvented hot water cylinder rather than a combi, because the houses are big enough to need it. An unvented cylinder is a pressurised vessel with safety devices, and it carries its own annual inspection requirement, separate from the boiler service and legally required. A quote for a boiler service alone is not covering it.
That inspection is not a formality. It checks the expansion vessel charge, the temperature and pressure relief valves and the discharge arrangement, and those are the components that stop a cylinder becoming dangerous. It needs an engineer with the relevant unvented qualification, not simply a Gas Safe card. If you have a cylinder in an airing cupboard or a plant room and nobody has looked at it in three years, that is worth fixing regardless of who you use.
The rest of the picture here follows the property. Large Victorian and Edwardian villas around the Village and Wimbledon Park often have multiple bathrooms, zoned circuits and sometimes two boilers, so a service visit takes longer than it does in a two-bed flat and we allow for that when booking. Flats converted out of those same villas have the opposite problem: a system carved out of something designed for one household, where diagnosing a fault means understanding what the building was before it was divided.

Common across SW19 and frequently overlooked. An unvented cylinder is a pressurised vessel and requires an annual inspection by a suitably qualified engineer: expansion vessel charge, temperature and pressure relief valves, and the discharge pipework. Skipping it invalidates the warranty and, in a rented property, your compliance position. Tell us you have one when booking and we allow the time to do it on the same visit.
South West London water is hard, and an unvented cylinder is an expensive thing to let scale up. The coil loses efficiency, recovery time stretches out and eventually the cylinder needs replacing rather than servicing. Appropriate scale protection is cheap by comparison, and checking it is part of what we do on the annual visit.
Large Village and Wimbledon Park houses frequently run zoned circuits, sometimes with separate boilers for different parts of the house. That means more to check, more that can be mis-set, and a longer appointment than a flat. The most common fault we find is not a broken component at all but zone valves and controls fighting each other after someone reconfigured the heating and never rebalanced it.
Much of Wimbledon's flat stock was cut out of Victorian villas, and the heating in your flat is often a fragment of something originally designed for one household. Pipework runs in unexpected places and controls sometimes serve more than one flat. Diagnosing that properly takes a longer first visit and a much shorter repair, which is the trade we would rather make.
